優良管理除可使物業增值外,亦可提高生活享受。本公司提供的服務包括:公共地方之保安、清潔及各項::有關樓宇、康樂設施、會所、公共地方及公共設施的維護保養、環境美化、處理垃圾及維持水、電氣的正常供應,務求為各業主/住戶提供最理想的居住環境。

管理公司的代表權:

管理公司代表**城市花園所有業主/住戶,就有關本小區的一般問題上與政府、公共服務公司和各有關維修保養公司進行磋商,其中包括選聘律師或法律顧問,聘用專業人士、顧問、承建商或工人等。

管理費:

作為**城市花園的業主,不論單位是自住或出租,您必須承擔各項保養、維修及日常管理費用。管理所需的各項支出包括:公共地方的保養、維修、清潔和照明等費用。此外,渠道及水管的維修費用、電梯的保養費、防火設備的檢查費、保安設備的保養費、公共設備的維修費、生活垃圾清理費、職員工資及行政辦公費用等均包括在內,所有支出將由各單位的業主分擔。

付款方法:

各業主采用銀行自動扣費,這樣可省卻麻煩和節省時間,不必按月費時往返,亦可免因為忘記繳費而加收的滯納金。

欠交管理費:

管理費是物業管理服務的收入來源。如業主延期或欠交管理費,不但影響物業管理服務的運作,而且會引致額外支出,例如:追討滯納金,律師費等,這些費用將由該單位業主全數負責,故請在扣款賬號內備足存款扣費。

nanceandthegeneralrunningoftheEstate.Allmanagemente*pensesincludethecostofmaintenance,repairs,cleaning,upkeepandlightingofallcommonareas,maintenanceandrepairsofthesewers,waterpipes,othercommonutilitiesservices,lifts,fireservicesandotherequipmentincludingtheventilationplantinthevoid,publicsecurityandrefusecollectionservices.ManagementCenter'se*pensesandstaffsalarieswillbebornebyallowners.Allownersarerequiredtopayyourshareofthemanagemente*pensesmonthlyinadvance.

MethodofPayment

Forpaymentofmanagementfee,ownersareencouragedtousetheAutoPaySystemwhichsavestimeandcollectionchargeasresultoflatepayment.

DefaultinginPaymentofManagementFee

TheManagementCentercarriesoutthemanagementoftheEstateonyourbehalf.Ifownersdelayinpayingmanagementfees,additionalcostsuchascollectingcharges,legalfee,etc.mayarisewhichwillhavetobepassedontoyou.Pleasethereforesettlethemanagementfeeintime.
