大區高級物業客服助理崗位職責
1.在客服組主任助理的直接領導下開展管理工作。
2.進行大區、樣板房、停車場區域的巡查、處理突發事件,檢查、監督所管理園區清潔、綠化,編寫工作報告等日常管理工作并及時完成領導安排的工作任務。
3.巡邏檢查:按規定的巡樓路線和要求,每天巡查大區、銷售中心、樣板房、停車場二遍。巡查時應認真、細致,發現問題及時記錄和處理。
4.清潔檢查:注意巡查大區區域、三級路面、銷售中心、樣板房、停車場仔細檢查各區域的路面、走廊、墻壁、防火門、消防箱、鋁合金通風窗、燈罩、樓梯扶手等的清潔衛生情況,每日記錄在巡查表內,月底(25號)做出評估,給客服組主任審核后交財務部以此作為支付費用的依據。
5.綠化檢查:注意巡查所管理區域的綠化情況,特別檢查綠化的長勢、枯死、缺苗等狀況,及時與綠化保養公司聯系整改,月底(25號)做出評估,給客服組主任審核后交財務部以此作為支付費用的依據。
6.每月認真做好大區、樣板房、停車場等各個區域的各項工作檢查,并做好各項工作記錄。
7.熟悉掌握物業管理的有關法律、法規,嚴格遵守管理處的各項規章制度,積極維護公司利益和聲譽。
8.嚴格按合同要求對專業清潔、綠化公司的清潔衛生,綠化保養進行檢查、督導和考核。
9.積極做好與各部門相互溝通、協調和配合工作。
10.根據客服組主任/助理的安排,布置當日工作,并負責檢查、指導、督促管轄范圍的工作情況及員工履行職責情況。
11.整理、記錄《工作日記》,對當天發生的情況及處理方法作詳實記錄或提出有效建議。

2.保持工作環境整潔,及時整理臺面及報架,按"5S"現場管理要求控制現場辦公環境;
3.做好文件資料的收發、登記、分類、整理和歸檔保管工作;
4.協助部門經理組織客戶中心的培訓工作,作好培訓記錄;
